Planning & Permissions

Do I need planning permission for my project?

Not all projects require planning permission. Many extensions, loft conversions, and internal alterations fall under permitted development, depending on size, design, and location. We’ll advise you clearly and handle planning applications if required.

Will Building Control be required?

Yes. Most building works, including extensions, loft conversions, structural alterations, kitchens, and bathrooms, must comply with UK Building Regulations. We coordinate directly with Building Control and arrange all required inspections.

Extensions & Renovations

How long does an extension or renovation take?

Timescales vary depending on the scope of work. As a guide:

  • Extensions typically take 10–16 weeks

  • Renovations and refurbishments usually take 4–12 weeks

We provide a clear programme before work begins.

Can I live in my home during the works?

In many cases, yes. We plan works carefully to minimise disruption, although some larger projects may require temporary adjustments depending on the scale.

Loft Conversions

Is my loft suitable for conversion?

Most lofts can be converted, but suitability depends on roof structure, head height, and layout. We assess feasibility early and advise on the best options.

Will I need a staircase for a loft conversion?

Yes. Building Regulations require a permanent staircase for safe access. We design staircases to integrate neatly with your existing layout.

Structural Works

Can you remove a load-bearing wall?

Yes. We regularly carry out load-bearing wall removals, installing steel beams (RSJs) in line with structural engineer specifications and Building Regulations.

Do I need a structural engineer?

Yes, for structural works. We work closely with trusted structural engineers and coordinate designs, calculations, and inspections as part of the process.

Kitchens & Bathrooms

Do you manage plumbing and electrics?

Yes. We manage all plumbing and electrical works required for kitchens and bathrooms, using qualified trades and ensuring compliance with current regulations.

Do you supply kitchens and bathrooms?

We coordinate closely with trusted kitchen and bathroom suppliers, managing all preparation works, installation, and finishing to ensure a smooth process.

Groundworks & External Works

Do you carry out drainage and foundations?

Yes. We undertake groundworks, drainage, and foundations, ensuring proper water management and long-term stability for your project.

Can you match existing brickwork?

Where possible, we carefully match new brickwork to existing properties to maintain a consistent appearance.

Costs, Timescales & Process

Do you provide free quotations?

Yes. We offer free, no-obligation consultations and quotations following a site visit.

How are payments structured?

Payments are typically agreed in stages, aligned with progress on site. This is discussed clearly before work begins.

Are you fully insured?

Yes. Bradley and Arthur Ltd are fully insured and compliant with all relevant regulations.
